Why Jackson costs more

Four reasons, and none of them are the contractor's margin.

Labour. Skilled trades here are scarce and housing costs push wages well above the national line. Every hour on your job costs more than the same hour in Idaho Falls.

Freight. Nothing is made here. Materials come over a pass and that shows up in every delivery ticket.

The building season. Exterior work has a real window. Miss it and the job either waits until spring or pays winter conditions.

Code and snow load. Structural requirements here are heavier than most of the country. That is framing, fasteners and engineering you do not pay for elsewhere.

Whether walls move

Keeping the layout is the single biggest saving available to you. Moving plumbing and structure is what turns a mid range remodel into a high one.

Finish level

The same kitchen footprint can be built three times over depending on cabinets, counters and appliances. This is the lever you control most directly.

What is behind the wall

Older homes here hide knob and tube, failed subfloor and undersized structure. We look before we quote so this is a known number, not a surprise.

Permit path

Some work is over the counter. Some needs review, engineering or a variance. That is weeks and dollars, and it is knowable up front.

When you start

A job that starts in April is a different price than the same job starting in November. Scheduling early is free money.
